We are currently representing a leading diversified real estate owner, developer and operator headquartered in Singapore, that specializes in commercial, hospitality, retail and residential properties. As part of their expansion plans, they are looking for a Senior Operations Executive/Assistant Operations Management to manage their commercial portfolios in Singapore.

Key Responsibilities:
- Oversee Managing Agents (MAs) in daily operations, including M&E works, security, cleaning, landscaping, and arrears management.
- Supervise MAs’ performance, maintenance programs, SOP adherence, and stakeholder service levels.
- Provide technical support for property upkeep and upgrades.
- Manage contractors/vendors to ensure compliance with regulations and standards.
- Conduct site inspections and coordinate maintenance and A&A works.
- Ensure preventive and corrective maintenance programs, including fire safety compliance.
- Oversee equipment performance, defect tracking, and work safety procedures.
- Prepare tender specifications, evaluate proposals, and manage budgets (OPEX/CAPEX).
- Handle AEI and A&A projects with stakeholders, tenant relations, tenancy designs, and regulatory matters.
- Explore new technologies to enhance operational efficiency and ESG initiatives.
- Perform other duties as assigned.

Key Requirements:
- Diploma/Degree in Engineering, Facilities, or Building Management.
5+ years’ experience in estate/property management, preferably in commercial buildings.
- Strong knowledge of building M&E systems and technical drawings.
- Experience in A&A works with consultants and regulatory compliance (URA, SCDF, BCA).
- Green Mark Manager, BMSMA, WSH, or Fire Safety certification is an advantage.
- Resourceful team player with excellent problem-solving and communication skills.
