Our Client is a leading Real Estate Developer with a strong Asia foothold. We are looking for an Operations Manager, Office with a strong demonstration of M&E knowledge. This role will be great if you have Commercial experience (ideally Grade A). If you are someone who is looking to boost your career, this would be the perfect opportunity for you. 

Key Responsibilities
- Lead and supervise a team of Property Executives, Senior Admin Assistants, Senior Technicians, and/or Technicians in assigned buildings.
- Supervise maintenance works to ensure contractual obligations are met by service providers under various term contracts.
- Plan, monitor, and manage operational and capital expenditures for assigned buildings.
- Conduct routine inspections of mechanical, electrical, fire protection, plumbing, and sanitary services.
- Plan preventive maintenance schedules, conduct inspections, identify defects/irregularities, and oversee rectification works.
- Lead site inspections and contribute to Maintenance Works, Building Improvement Works, Annual Building Inspections, and Periodic Structural Inspections.
- Assist in implementing and complying with ISO 9001, ISO 14001, and ISO 45001.
- Plan and execute initiatives to achieve energy and water saving targets.
- Assist in preparing Building Action Plans, operational budgets, and ensure expenses stay within budget.
- Maintain building operation manuals and other related records.
- Approve work orders, monitor repair and maintenance works, and certify completion for payment release.
- Handle A&A works administration, including technical evaluation, monitoring work completion, and maintaining records.
- Assist in term contract administration, including evaluating contractor performance and reviewing contract specifications.
- Approve monthly overtime and time-off claims.
- Address tenants’ requests, feedback, and marketing requests promptly.
- Conduct inspections for tenanted premises handovers.
- Assist in liaising with external parties on building-related matters.


Key Requirements
- Degree or Diploma in Electrical/Mechanical/Building Services Engineering/Estate Management/Project & Facilities Management or equivalent.
- Senior Fire Safety Manager Certificate (SFSM) required. 
- Strong building and M&E knowledge with hands-on experience.
- Good interpersonal and presentation skills.
- Strong leadership abilities.
- Able to work independently and interact with people of all levels.
