This role of Head of Leasing will oversee the retail properties the Group is having in Kuala Lumpur, Malaysia. In this competitive retail market space, our client is looking for someone entrepreneurial in building their portfolio. This will be a suitable role for individuals who are keen to work with a reputable Real Estate Developer and build their name in the retail market. 


Key Responsibilities:
- Define Key Performance Indicators (KPIs) to evaluate the success of Leasing strategies.
 -Commit to achieving and exceeding KPIs related to rental incomes, occupancy rates, retention rates, and lease renewal timelines.
- Develop and lead a comprehensive Leasing strategy aligned with business objectives.
- Play a strategic role in asset positioning within the retail landscape.
- Oversee the performance of assets across the country.
- Manage the entire lease portfolio, including renewals and filling vacancies.
- Organize retailers/tenants across different assets based on positioning and tenant mix.
- Source and acquire new brands and retailers to enhance asset positioning and competitiveness.
- Build relationships with retailers to expand the network for tenant acquisition.
- Participate in leasing-related special projects, including strategic partnerships and joint ventures.
- Lead the team in optimizing tenant mix, considering market demand, asset positioning, and revenue potential.
- Propose new tenant categories and leasing strategies to enhance the assets' appeal and competitiveness.
- Drive the expansion and growth of retailers within the country.
- Oversee tenant identification, targeting, and acquisition, leading negotiations to secure leases.
- Devise negotiation strategies for lease agreements, rental rates, and terms.
- Maintain strong relationships with key tenants and stakeholders, striving for high tenant retention rates.
- Collaborate with GMs and CMs to develop Asset Plans aligned with leasing objectives.
- Drive strategic participation in AEIs, contributing to the repositioning and restructuring of assets to optimize rental yield.
- Cultivate partnerships with essential departments at both Group and Asset levels, ensuring successful implementation of leasing strategies.
- Develop and refine leasing policies and procedures, ensuring alignment across all assets.
- Ensure the accurate preparation and execution of tenancy agreements and lease documentation.
- Provide reports to senior management and stakeholders with insights and recommendations.
- Ensure all leasing activities adhere to legal and regulatory requirements.
- Mitigate leasing-related risks and consult legal counsel when necessary.
- Stay informed about market dynamics, consumer behavior, industry trends, and economic conditions.
- Identify growth opportunities and optimize leasing strategies.
- Lead a high-performing leasing team, ensuring effective communication and collaboration.
- Foster professional development, growth, and succession planning within the team.
- Optimize team structure, ensuring synergy and resource sharing across clusters and assets.
- Maintain good team discipline, morale, and adherence to company policies.
- Support due diligence on new mall acquisitions from a leasing perspective.
- Perform any other duties assigned by the line manager.

Key Requirements:
- Bachelor’s Degree in Marketing, Business Studies, Estate Management, or a related field.
- Minimum of 10 years of relevant experience in retail mall management, consultancy, or group leasing, with at least 5 years in a managerial position.
- Strong interest and passion for the shopping mall business.
- In-depth understanding of the real estate industry and knowledge of the Malaysian retail market.
- Strong network of tenants and contacts, with connections to major retailers and F&B operators.
- Excellent communication, negotiation, and business planning skills.
- Strong command of written and spoken English and Bahasa Malaysia.
- Proficient in Microsoft Excel and PowerPoint.
