This role of Centre Manager will oversee one of the retail properties the Group is having in Kuala Lumpur, Malaysia. This will be a suitable role for individuals who are keen to work with a reputable Real Estate Developer and build their name in the retail market. 


Key Responsibilities:
- Define KPIs and metrics to assess the success of asset strategies.
- Commit to achieving and exceeding KPIs across leasing, arrears management, marketing communications, operations, and financial performance to ensure the asset's success.
- Collaborate with Central Leasing to position the asset as a competitive and preferred retail destination.
- Work with Central Leasing to conceptualize and curate a tenant mix that aligns with the asset’s positioning and consumer preferences.
- Oversee and optimize the performance and operations of the assigned asset.
- Set both long-term and short-term objectives across all facets of Asset & Property Management.
- Lead the Asset & Property Management team to achieve the asset's success.
- Develop and implement the Asset Plan, managing the annual budget, forecasting revenue, expenses, and capital improvements.
- Drive AEIs to revitalize and optimize the asset, ensuring its relevance and profitability.
- Maintain good landlord-tenant relationships and engage tenants on performance updates and opportunities.
- Collaborate with the Leasing team to manage and resolve tenants' feedback and complaints.
- Oversee Credit Control and Arrears Management, ensuring timely rent collection and minimizing financial risks.
- Collaborate with the Leasing team to manage tenant delinquencies.
- Lead the Marcom team to improve revenues, increase shopper traffic, and enhance the shopping experience.
- Ensure the Marcom team aligns with the Asset Plan and budget.
- Lead the Operations team to ensure smooth day-to-day asset operations, including security, maintenance, housekeeping, and facilities management.
- Develop crisis management plans and integrate sustainability initiatives into asset operations.
- Cultivate partnerships with essential departments at the Group level to align efforts with the asset's goals.
- Develop and refine policies and procedures, ensuring alignment with other assets in the cluster.
- Consolidate management reports for senior management and stakeholders.
- Ensure all asset activities adhere to legal and regulatory requirements.
- Identify and mitigate potential risks that may impact the asset’s performance.
- Stay informed about market dynamics, consumer behavior, and trends to optimize asset strategies.
- Lead and nurture a high-performing team, fostering growth and ensuring effective communication.
- Optimize team efficiency and effectiveness, maintaining good discipline and morale.
- Maintain professional standards within the CMO team and perform other duties as assigned.

Key Requirements:
- Bachelor’s Degree in Marketing, Business Studies, Estate Management, Building, or a related field.
- Minimum of 10 years of relevant experience in retail mall management.
- Exposure to all aspects of shopping mall management, including Leasing, Marcom, Operations, Credit Control, and Finance.
- Strong business acumen with a passion for the shopping mall business.
- Excellent communication, negotiation, and business planning skills.
- Resourceful with a keen analytical mind and strong proficiency in financial modeling.
- Strong command of both written and spoken English and Bahasa Malaysia.
- Strong report writing and presentation skills.
- Strategic, proactive leader with strong leadership, people management
skills, and interpersonal abilities.
