We are representing a leading real estate developer with a strong presence in the commercial and residential property sector. The company is seeking a Building Executive to oversee the day-to-day management and maintenance of its properties, ensuring smooth operations and compliance with safety and regulatory standards.


Key Responsibilities:
- Conduct daily inspections of the building to ensure it remains in optimal condition and address any necessary rectifications or provide recommendations to Management.
- Oversee various building functions, including security, cleaning, landscaping, waste management, irrigation systems, lift operations, carpark systems, building defects, and repairs, while ensuring compliance with fire safety regulations.
- Manage and regulate the use of common amenities and facilities within the building.
- Ensure that building components are serviced regularly by term contractors, adhering to scheduled maintenance and scope of work.
- Perform regular site inspections to uphold cleanliness, functionality, and safety standards, including car parks and signages.
- Work closely with the M&E team to coordinate necessary testing and inspections for unit fit-outs and reinstatements.
- Serve as a Company Emergency Response Team (CERT) member, ensuring preparedness for emergency situations.
- Assist in the budget planning and cost control for both operational and capital expenditures.
- Conduct routine fire protection system inspections to verify their functionality and compliance, and propose necessary rectifications to Management.
- Organize and execute fire drills to ensure safety compliance.
- Act as the liaison between tenants, the public, and relevant authorities, coordinating improvement works as required.
- Support contract administration and procurement, ensuring proper documentation and record-keeping for building maintenance and contractor management.
- Foster and maintain strong relationships with tenants, promptly addressing their concerns and handling emergency situations after office hours as needed.

Key Requirements:
- Diploma/Degree in Building Management & Services or a related field.
- Strong interpersonal and communication skills (both written and verbal).
- Customer service-oriented with a positive attitude.
- A team player who can also work independently.
- Relevant experience in commercial property management, including routine inspections, tenant engagement, and coordination of repair and maintenance work.
