We are representing a fully integrated development consultancy specializing in high-quality projects in Niseko, Hokkaido. We're seeking an experienced Architectural Designer & Project Manager to join its dynamic team in Kutchan, Hokkaido. As an Architectural Designer & Project Manager, you'll manage multiple projects simultaneously, leveraging your expertise in building permit applications, architectural design, and project management. You'll work closely with our international team, clients, and stakeholders to deliver exceptional projects that meet Japanese building regulations and exceed expectations.

Key Responsibilities:
- Manage project initiation, timelines, budgets, and external consultants
- Support architectural design and building permit applications for multiple projects
- Ensure compliance with Japanese building regulations and local government requirements
- Communicate effectively with clients, investors, developers, and government authorities
- Collaborate with our strategic partners across Japan, Asia, and China
- Prepare and submit building permit applications with expertise in the approval process

Key Requirements:
- Minimum 5 years of experience in architecture, building design, or project management
- 2nd-Class Architect License (minimum requirement)
- Strong independent work ethic, capable of managing multiple projects simultaneously
- Excellent communication and negotiation skills in both Japanese and English (intermediate level)
- Proficiency in AutoCAD, SketchUp, and other relevant architectural software
- Valid driver's license and ability to drive for work-related tasks

Nice-to-Haves
- Experience in luxury hospitality projects (hotels, ski chalets, resorts)
- Familiarity with prefabrication/modular construction methods
- Experience in BIM (Revit), Grasshopper, or 3D visualization tools
- Understanding of sustainable design practices (ZEB, Passive House, LEED, etc.)
- Prior experience in investor relations and feasibility studies for real estate development
