Our client is a reputable developer working on marquee residential projects and currently own various properties, including commercial buildings in Singapore. 

Supports the Operations Manager in overseeing the building operations, ensuring compliance with Grade A office building standards. This will be a good opportunity to work with a reputable Real Estate developer and learning the best practices by the industry. 

Key Responsibilities:
- Collaborates on the development of plans and daily operations for the mixed development, ensuring adherence to high standards and agreed service levels.
- Aids in refining Standard Operating Procedures (SOPs) and departmental Business Continuity Plans (BCP).
- Assists in the management of a team of service providers.
- Ensures effective communication within the team and with internal/external stakeholders to achieve assigned Key Performance Indicators (KPIs).
- Reviews contract specifications to ensure cost-effectiveness and competitiveness.
- Manages capital replacement works, asset enhancement initiatives, and maintenance repair/replacement as assigned.
- Liaises with government authorities and consultants regarding regulatory requirements.
- Establishes safety and health procedures in accordance with the Workplace Safety and Health (WSH) Act and other prevailing laws/regulations.
- Prepares budgets for Operational Expenditure (OPEX)/Capital Expenditure (CAPEX) works and manages annual maintenance/expenditure within approved budgets.
- Conducts tender exercises for OPEX/CAPEX works and manages projects according to timelines.
- Prepares and drafts approval papers for OPEX/CAPEX requests.
- Plans and organizes preventive maintenance for all facilities-related works.
- Plans building inspections and develops facilities-related emergency plans.
- Formulates building improvement strategies, proposes rectification & preventive works/programs, and champions ad-hoc projects.
- Develops, improves, and maintains the Fit-Out Guide.
- Manages and addresses tenants' service requirements.
- Plans tenancy-related works, such as fit-out, additions & alterations, reinstatement, moving in/out, etc.
 
Key Requirements:
- Holds a degree/diploma, preferably in Building Management, Facilities Management, or equivalent.
- Possesses a minimum of 5 years of supervisory experience in estate/property management, preferably in large commercial or retail buildings.
- Experienced in managing tenants in Grade A office buildings.
- Competent in reading and understanding technical/structural drawings, such as as-built drawings.
- Exhibits good interpersonal and communication skills.
- Is independent, resourceful, self-motivated, result-oriented, and a team player who can work well under pressure in a fast-paced environment.
- Has a good knowledge of statutory requirements/codes of practice on building services, facility operations, maintenance, and safety.
